The House
Set on the private Pearns Point peninsula on Antigua’s west coast, Pearns Bay House has been thoughtfully designed to feel both expansive and deeply connected to its surroundings. Clean architectural lines, natural materials and a soft, contemporary palette allow the light and sea views to take centre stage, while every space flows effortlessly from indoors to out.

Expansive terraces flow seamlessly across the villa’s multi-level design, offering spaces to recline, dine or simply unwind.
The villa’s temperature-controlled infinity pool can be set for your comfort and the outdoor shower is perfect for rinsing off in after a swim in the sea.
The fully equipped outdoor kitchen, complete with fridge and professional-grade gas range, is the perfect space for an alfresco meal as the sun sets.
The Landscape
The gardens at Pearns Bay House are designed as a seamless extension of the villa itself – layered, private and quietly spectacular. Tropical planting frames uninterrupted views across the Caribbean Sea, and a private pathway leads directly to the golden sands of Pearns Bay, where the water is calm, clear and rarely shared.
Here, days unfold gently – morning swims in warm turquoise shallows, paddleboarding at sunrise, and evenings watching the sky turn gold from the shoreline. It is a setting that feels both expansive and entirely secluded, offering the rare luxury of true beachfront privacy.
Indoor Spaces
The villa’s expansive living spaces unfolds gracefully across the upper level, where floor-to-ceiling glass frames uninterrupted panoramic views over Pearns Point and the Caribbean Sea.
The spacious living area flows effortlessly into a state-of-the-art kitchen and elegant dining space, perfectly designed for entertaining or relaxing.
Other indoor areas include a media lounge, complete with a 75-inch Apple TV and a fully equipped private gym designed for those who wish to maintain their wellness ritual.

Bedroom Three
Situated on the lower ground floor, just a few steps away from the golden sands of Pearns Beach, Bedroom Three offers a tranquil space to cool off and rest with a large bath tub, his and hers sinks, walk in luxury shower and super-king bed.
Bedroom Four
One of the larger bedrooms on the lower ground floor, Bedroom Four features not only steps leading up to the wraparound sun deck, but also leading directly out to the beach with seating that is perfect for watching the gentle waves lap against the shore.
The luxury bathroom, made from local natural stone, comes with his and hers sinks, walk in shower and a large bath tub.
